Our Wood Destroying Insect Infestation Report inspections are performed by our master inspectors. A traditional industry standard inspection is performed with a flashlight, probing tool and ladder but the most important tool is the inspectors experience. Gecko has two levels of inspection availiable. The standard industry inspection is availiable to you for $65 paid on site or $75 paid out of escrow for homes up to 4,000 sq ft. If your client requires a more thorough and professional inspection report then we recommend our Gecko Guard Inspection for real estate. This inspection is much more than just a termite report inspection. The Gecko Guard Inspection is more of a full pest audit of the home inside and out to include the yard and adjacent common areas. We look for pack rat and rodent infestatons, scorpion habitat, bee hives, entry points into the structure and much more. We understand that this inspection is not for everyone nor every situation but we are proud of the effort put into this inspection protocal. This inspection is $275 up to 3000 sq ft. and additional $25 per 500 sq ft after that. While the rest of the industry still performs their inspections with a flashlight, we use additional technology featuring infrared imaging: (we can see into walls to locate hidden moisture intrusion, plumbing leaks and roof leaks, locate hidden pack rat infestations in ceilings and walls and much more.) fiber-optic scopes: (to see into small crack and crevices), moisture meters: (to confirm moisture readings), digital camera and binoculars. This report is computer generated with suporting photos and if no evidence of Subterranean Termites are found, Gecko will put into place a free 90 day Subterranean Termite service agreement. As an added service our reports are scanned and converted to PDF format and put into a searchable virtual data base on our web site. Real estate agents, escrow officers, lenders, buyers etc. can search this data base with the realtors permissions and down load their own reports or send them to others needing a copy. Realtors simply create an account with their own username and password. An agent or buyer can even search for their reports from transactions past. We maintain a history of every inspection. It's like the agent has their own virtual filing cabinet!
